Chandler Landlord Agreement (United States)

Regulatory Status & Availability (Important Notice)

This Agreement is offered by Chandler as a business-to-business (B2B) service contract. Certain states may require registrations, approvals, or the use of a licensed obligor or administrator. Service is available only in states where Chandler is approved or permitted to operate. Properties located in states without approval are not eligible for enrollment or service. Where required, state-specific addenda will apply and control over any conflicting terms in this Agreement.

This Agreement is not insurance, not a home warranty, and not a consumer protection plan.

Section 1: Our Service and Support Plans

i. Agreement

This Agreement sets out the entire agreement between:

  • you, the property owner or authorized representative (you, your); and
  • Chandler (we, us, our).

Chandler provides:

  • Unlimited access to a 24/7 support center; and
  • Access to a network of approved, qualified technicians to coordinate repairs for covered systems.

This is a maintenance coordination and support service. Repairs are performed by independent third-party technicians.

ii. What's Included in the Plan

Covered systems include unlimited service requests, no trip or call-out fees, and no per-repair dollar cap. Parts and labor for covered repairs are included.

Covered categories:

  • Interior hot and cold water supply pipes
  • Fixed home electrical systems (panels, breakers, outlets, switches, interior lighting)
  • Faucets, toilets, and standard household drains within your property boundary
  • Emergency security & locks (board-up, failed external locks, lock-out assistance with no spare key)
  • Pest control (rats, mice, wasps, hornets, including nests)

Explicitly Not Covered Anywhere in This Agreement

Boilers, water heaters, furnaces, heat pumps, air conditioning systems, flues, burners, heat exchangers, smart or internet-connected thermostats, and any replacements or upgrades of those systems are excluded.

Section 2: Pricing, Payments & Fees

i. Pricing & Payments

All prices and fees are denominated in U.S. dollars and exclusive of applicable taxes. Plans may be billed monthly or annually via automatic payment.

If a payment is missed, service may be suspended. Chandler may apply reasonable administrative fees or interest to the maximum extent permitted by law.

Pricing may change for renewal terms.

ii. Call-Out Fees

The call-out or trip fee per service request is $0.

If you request follow-up service for the same issue within 30 days, no additional charges apply.

Section 3: Term, Renewal & Cancellation

i. Term

This Agreement has a 12-month term beginning on the Start Date and continues until terminated under this Section.

ii. Cancellation

You may cancel effective at the end of the current term by providing notice during the final 28 days of the term.

There is no consumer cooling-off period, as this is a B2B agreement.

If you cancel mid-term, no refund is due for unused time. You are responsible for payment for work already completed and parts supplied.

Chandler may terminate this Agreement for non-payment, misrepresentation, abuse or threats, unsafe or ineligible systems, or material breach. If Chandler terminates for convenience, any prepaid unused portion will be prorated and refunded.

iii. Renewals

This Agreement renews automatically for successive 12-month terms unless canceled during the final 28 days of the current term. Chandler does not guarantee renewal reminders.

iv. Property-Specific Coverage

This Agreement applies only to the enrolled property and does not transfer to another property without Chandler's written consent.

Termination Fee Schedule (If Applicable)

  • Completed covered repairs related to heating distribution components (if permitted by state): $190 per repair
  • Any other completed covered repair: $99 per repair

No heating source, boiler, furnace, or A/C repairs are covered.

Section 4: General Terms & Exclusions

i. General Terms

  • This Agreement is a service contract, not insurance
  • Chandler coordinates repairs but does not perform work directly
  • Liability is limited to fees paid during the current term, to the extent permitted by law
  • No indirect, incidental, or consequential damages
  • You must provide safe and sanitary access
  • Chandler may subcontract or assign obligations
  • Governing law: State of California, unless superseded by state-specific addenda
  • Privacy handled per Chandler's online Privacy Policy

ii. General Exclusions

Chandler does not provide service for:

  • Boilers, furnaces, water heaters, heat pumps, A/C systems
  • Pre-existing issues within the first 14 days
  • Improper installation, misuse, or lack of maintenance
  • Sludge, limescale, sediment, system flushes
  • Cosmetic issues or upgrades
  • Shared or off-property drains
  • Specialty or non-standard systems (solar, pools, EV chargers, alarms, smart home systems)
  • Commercial-grade systems
  • Properties unoccupied for more than 30 consecutive days
  • Issues covered by insurance or manufacturer warranties
